Caldwell's Second Fred Meyer: A New Retail Anchor Minutes From Greenleaf
On October 19, 2026, Fred Meyer announced plans for a second Caldwell store: a roughly $100 million store and fuel center that will anchor the new Karcher Commons development in south Caldwell, expected to open in 2028. Combined with the first Caldwell Fred Meyer now under construction and the Albertsons announced in August, the grocery and retail picture for Greenleaf families is changing fast, all within a 10- to 15-minute drive of 20602 Academy Rd.
What Was Announced
The second store will sit at the northeast corner of Karcher Road (State Highway 55) and Indiana Avenue in south Caldwell, anchoring the roughly 60-acre Karcher Commons development. Fred Meyer described the project as a full-size store with a fuel center at an investment of about $100 million, with an opening targeted for 2028. It is the clearest sign yet that south Canyon County's growth is drawing big-box retail investment on the same corridor Greenleaf families already use to reach Caldwell.
The First Store Still Opens First
Before Karcher Commons is built, the first Caldwell Fred Meyer is finishing construction at US 20/26 and Middleton Road in north Caldwell. The roughly 155,000-square-foot, $64 million store broke ground in March 2026, will employ about 250 people, and is now scheduled to open in late January 2027, a short slip from the earlier late-2026 target as final work and hiring wrap up over the holidays. For Greenleaf residents it means full-service grocery, fuel, and a pharmacy within about 12 minutes of home in a few short months, with the south store to follow.
A Growing Grocery Map for Greenleaf Families
Add it all up and the Treasure Valley's retail map around Greenleaf has two Fred Meyer anchors planned, an Albertsons confirmed in August at Karcher Road and Lake Avenue with a fall 2027 opening, and a WinCo in the works on Highway 20/26. Grocery competition tends to mean better prices, fresher choices, and more jobs, and nearly all of it lands within a 15-minute drive of 20602 Academy Rd. That is a meaningful quality-of-life upgrade for a small town that has historically made do with fewer nearby options.
Growth With Planning
Retail follows rooftops, and the city is planning for the rooftops. On October 13, Caldwell said it is creating a Water Infrastructure and Sustainability Task Force, and city engineers have outlined a multi-year plan to address water-supply shortfalls in pressure zones strained by rapid growth, with the new task force weighing a funding law to pay for needed infrastructure. Those are the unglamorous moves that keep growth livable, and they matter for anyone considering a home within the city's pull, like Greenleaf.
What It Means for Buyers Near Greenleaf
For buyers, the practical takeaway is simple: a home like 20602 Academy Rd keeps its rural setting, its fenced yard, its solar and battery backup, and its quiet country road, while the city services and shopping you might expect from a suburb keep moving closer. The home's whole-house filtration and tankless water heater already anticipate modern living, and a powered shop makes it easy to take on projects the growing area keeps inviting: hobbies, home improvement, even a small side business.
